Six Signs That You’re Ready To Buy

Figuring out whether you’re ready to buy a house — whether you’re a renter or are aiming to move up or size down — can be a daunting task. But there are signs that will indicate whether you’re ready to take the buying plunge.

If you are thinking about buying, you’re not alone.

David Lereah, NAR’s chief economist, said the housing market has reached a new plateau. “Over the last few years, it’s become apparent that the level of home sales will generally remain at higher levels than what was common in the mid-1990s,” he said. “The fundamental change is a growing population with a rising number of households entering the age in which people typically buy their first home. In short, we have the need, desire and ability for people to buy homes.”

So are you ready to make the move? You might be if you have done your homework!

Are familiar with the market. If you’ve been paying attention to how much houses are listed for in the neighborhoods you’re eyeing and have a realistic view of how much a house will cost you, you’re in good shape. But if you’re dreaming about that big corner house with no clue about it’s asking price, you may want to spend some more time becoming familiar with the market and how much houses are going for.

Have the money for a down payment and closing costs. The down payment is a percentage of the value of the property. Freddie Mac says the percentage will be determined by the type of mortgage you select. Down payments usually range from 3 to 20 percent of the property value. Also, you may be required to have Private Mortgage Insurance (PMI or MI) if your down payment is less than 20 percent. Closing costs include points, taxes, title insurance, financing costs and items that must be prepaid or escrowed and other settlement costs. Generally, buyers will receive an estimate of these costs from your lender after you apply for a mortgage.

Know how much you can afford. Freddie Mac says that as a general guide, your monthly mortgage payment should be less than or equal to a percentage of your income, usually about a quarter of your gross monthly income. Also, your income, debt and credit history go into determining how much you can borrow. As a general rule, your debt — credit card bills, car loans, housing expenses, alimony and child support — should not be more than about 30 to 40 percent of your gross income.

Know what additional expenses will come with owning a home. This includes homeowners insurance, utility bills, maintenance costs — roofing, plumbing, heating and cooling. In addition, a larger home will have larger bills and obviously a smaller home will have lower bills. Just because one can afford the mortgage on a $600k new construction home are they prepared for the ancillary expenses one needs to ask themselves?

Have your credit in good shape and make sure your credit report is accurate. Potential lenders will view your credit history — how much debt you’ve accrued, how many accounts you have open, whether your payments are made on time, etc. — to determine whether they’ll give you a loan. You should get a report from each of the three credit reporting companies: Equifax, Experian, and Trans Union.

You haven’t made any recent major purchases, particularly a vehicle. If you do, you may have a harder time getting a loan — or it could potentially lower the amount you’ll be approved for.

Once you decide you’re ready, you’ll need to be prepared to move quickly if you’re aiming to buy in a sellers’ market. Speak to your friends and family members and get recommendations of a Buyer Broker. Interview them and find which broker fits your desired style and understanding.

The next steps involve hiring a real estate professional and getting pre-approved for a mortgage loan. This way you’ll know if you can get approved and how much you can spend on a house. It also puts you in a stronger position when you ultimately make an offer on a house.

Apartment hunting can be very daunting for some potential renters. Often the variety of options available to these renters is a source of overwhelming frustration for the renters. With so many appealing options it can be difficult to choose just one. However, there are some tips which can help to ease the process of apartment hunting. The process of finding the perfect apartment can be broken down into three simple steps. The first step is to set a budget. Next the renter should research their available options and then comparison shop to determine which option is the best.
Set a Budget First
For many renters the most important consideration is how much they are willing to spend on an apartment per month. For this reason it should come as no surprise that the first step in the apartment hunting process should include establishing a budget. Renters should consider their monthly income and subtract out all of their monthly expenses from this amount. Monthly expenses should include all bills which are paid regularly as well as money spent on food, entertainment and miscellaneous items each month. The renter may also wish to subtract out an additional amount to allow for some savings each month as well as emergencies. The total left after these subtractions is the amount the renter is able to spend on an apartment per month. Once this amount is established the renter will have a better understanding of the type of apartment they are able to afford.
Research Available Properties
Once a budget has been established, the renter should begin researching the properties which fall within his budget range. It is likely to consider properties which are slightly above the range as well as properties which are slightly below the range. Doing this will allow the renter to see if there is an opportunity to either make improvements on the amount of monthly spending to allow for the renting of a more expensive property. The renter can also determine whether or not they feel there is the opportunity to negotiate a lower rental rate on a particular property.

When initially researching properties, the renter does not necessarily have to visit each property. Most of the pricing information can be obtained from resources such as Internet websites, newspapers and rental magazines. Since pricing is the primary concern at this point, the initial research will enable the renter to eliminate properties which are too far out of their price range.

Once the renter has narrowed down his list of possible apartment complexes to a more manageable number it is time to start visiting these properties. It is during this step that the renter will really get a feel for the quality of the apartment as well as the amount and quality of amenities offered by the complex. This is very important because this information can be used to decide between properties which are otherwise very similar.

The comparison shopping process is also worthwhile because it gives the renter some bargaining power in negotiating more favorable rent rates. Renters who have visited a number of apartments likely have a good idea of the going rate in a particular area for a particular size apartment. These renters can use this information to potentially convince some leasing agents to lower their prices at least a little bit. There will not likely be huge drops in price from these negotiations but it will likely be enough to be considered worthwhile.

Roslindale is a neighborhood in Boston, Massachusetts, bordered by Jamaica Plain, Hyde Park, West Roxbury, Mattapan and Dorchester.

It is served by a stop on the MBTA Needham Heights commuter rail line, as well as many bus lines which pass through Roslindale Square, where Washington Street meets Cummins Highway and Corinth Street.

Six miles south-southwest of downtown Boston, Roslindale was originally part of the town of Roxbury. In 1851, current day Jamaica Plain, Roslindale and West Roxbury seceded from Roxbury to become the Town of West Roxbury. The area voted in 1873 to be annexed to the City of Boston.

In the 1880s, the area was called South Street Crossing, due to the railroad’s intersection with South Street. However, when the community applied for a post office district of its own, the name “South Street Crossing” proved to be unacceptable to the government. The name “Roslindale” was suggested by John Pierce, a well-traveled member of the community, who told the assembled citizens that the area reminded him of the beautiful historic town of Roslin, Scotland, outside Edinburgh. Pierce thought the area was like a dale because of the hills surrounding it. Thus the combination of “Roslin” and “dale” were submitted to the United States Postal Service and the name “Roslindale” was formally established.

Roslindale grew residentially as a classic streetcar suburb. The railway, which currently serves as the Needham Line of the MBTA Commuter Rail, was built after the American Civil War, and spawned a new round of commercial development. Roslindale saw steady growth in its residential population, beginning in the 1880s, with the introduction of the horse-drawn street railway service between Forest Hills and Dedham.

On March 14, 1887, a Boston & Providence Railroad train, inbound to Boston, was passing over a bridge at Bussey Street, in the current Arnold Arboretum, when the bridge collapsed, killing twenty-three and injuring several hundred. This is considered one of the first major rail catastrophes in the country, and contributed to the widespread inspection of train bridges across the U.S.

In the 1920s, Roslindale Village assumed the configuration it has today, with Adams Park at its center and easy access to rail and bus lines. Roslindale continues to experience residential and commercial growth.

Roslindale Village (still called Roslindale Square or “Rozzy Square” by long-time residents) is home to several restaurants, a number of boutiques, a couple of discount stores, the largest independent pharmacy in Massachusetts, one of the largest model train displays in New England and a large bust of Alexander the Great, dedicated by the mayor of Athens, Greece. Adams Park, the center of the square, is home to the annual neighborhood Easter egg hunt and summertime concerts. North of the square, closely packed triple deckers provide an urban tone. To the west of the square, Victorian houses border the Arnold Arboretum. South of the square, homes on Grew Hill and Metropolitan Hill have a more suburban character. Roslindale is a diverse neighborhood, the ethnic breakup as of 2000 was 56% Non-Hispanic White, 16% Black or African-American, 25% Hispanic or Latino and 3% Asian-American.

In the early part of the 20th century, William Fox, for whom 20th Century Fox is named, built a summer mansion on Metropolitan Avenue; he would take the train up from New York City. His house still stands, although one section was eventually carved off and moved a few dozen yards away. Nearby, a pedestrian bridge connects Roslindale to Hyde Park over the Amtrak and MBTA rail lines. The bridge has been closed due to safety concerns.
